While some details can vary depending on the specifics of your house and land package, below is a step-by-step guide outlining our standard build process.

Pre-Construction

Before construction of your new home build can begin, there are a few steps to work through, these include:

  • Home design and cost estimate
  • Securing finance
  • Signing preliminary building documents
  • Paying deposits for both the house and land purchase
  • Securing land surveys and engineering reports 
  • Formal finance approval
  • Settlement on the land purchase
  • Pre-start meeting to coordinate final requirements with the council 
  • Finalising the building contract and plans
  • Organising council approvals, certifications and building permit
  • Scheduling the build stages/trades/deliveries or similar

Once all the pre-construction is complete, the building process can commence. While this list may look a little daunting, with our team on board, every detail is expertly handled on your behalf.

Construction

Typically taking 7 to 9 months, our building and construction process is straightforward and designed to have you in your home as soon as possible.

Site Works

Your land will be prepared for the build in advance of any construction. Typically this involves the site being cleared and levelled with drainage and footings also installed as needed. Mains utility connections such as gas and sewage will be arranged and related work for their safe use completed. 

Using your chosen floor plan as a guide and in line with how your home is to be oriented on the block, slab formwork for the next stage will also be built. 

Slab Down

This stage sees the slab foundation for your home being poured. Made of concrete, this slab generally needs to be poured during dry weather and once completed, is left for approximately two weeks to cure or harden, this ensures your home’s foundation is as strong as possible. 

Framing & Plate Up

Stages 3 and 4 of the build process involve framing out the walls, doors and windows of your home and preparing it to be roofed. Materials such as bricks, timber and/or steel will be delivered to the site ahead of time for this. Some framing may also arrive pre-assembled for faster installation. 

Upon completion of all the framework and with your home’s walls in place, your home will be considered as ‘Plate Up’ or ‘Plate High’. This means it is ready for the roof to be installed. 

Roofing

Starting with the construction and installation of the roof frame, the roofing stage also sees all important downpipes and gutters installed. At the close of this stage, Colorbond or roofing tiles will be put in place as per your chosen home design materials.  

Lock-Up

With your walls and roof in place, next up is the fitting of all windows and doors. A major achievement in any build, completion of this stage means you can now secure and lock up your home. With the exterior now largely finished, it’s time to move indoors. 

Internal Fit-out

At the start of your build, you will have been invited to meet with our interior designers and make some decisions regarding the inside of your home. This is when you select the fittings and fixtures for your home such as kitchen cabinetry, taps, tiles, flooring and other essentials like paint colours and more.

Based on your choices and directives, our team of skilled tradespeople will now finalise the interior of your build. Starting with plastering and working progressively onwards from there, this is where your home truly comes to life. 

Practical Completion

The second to last stage, practical completion means you’re almost ready to take possession and move in. You can expect your home to have been professionally cleaned at this point, with all utilities and services connected and ready for use. 

At this time, you will be invited to give the home a final inspection – having a professional pre-handover report prepared by an independent building expert is also advised. This process provides you with an opportunity to note any concerns or defects and have them attended to and resolved before handover. 

Where remediation of any issues is required, a second, final inspection should be arranged to ensure this has been done as expected and agreed upon. 

Handover

Today’s the day you receive the keys to your new home! In addition to the keys, you will also be provided with all relevant paperwork for the build. This usually includes things such as certificates of inspection, warranties for appliances/flooring or similar plus any documentation for connected services such as electricity, gas, water and sewerage.

Congratulations! Your home-building journey is complete. You can now farewell renting forever, it’s time to move in and start enjoying your new home.
